Should the contract not proceed through to settlement due to conditions of the contract the deposit will be refunded in full.
8. BUILDING & PEST INSPECTION
Ensure you are aware of any possible defects. We encourage all buyers to have a building and pest inspection conducted as part of the contract. Our agency can provide you with contact details for a number of local building and pest contractors that we highly recommend. Following your solicitor/conveyancer's advice on the sale contract and taking into consideration the building reports, you are now able to make an informed decision to proceed with the purchase of the property.
If your finance has not been pre approved when making a formal ofer, buyers should ensure a finance condition is included in the contract.
As a buyer you should exercise your right to a final inspection prior to making full payment and transferring ownership. Our agency can arrange for a pre-settlement inspection to be conducted at a time suitable for all parties. This is designed to ensure that the property is in the condition that has been contracted for. Check that all the inclusions are present and/or that no damage to the property has occurred since the pre-purchase inspections.
